Sunrise Manor is east of our Valley View Blvd office, one of the valley's older unincorporated communities, with 77% of its roughly 71,430 housing units built before 2000 and the 1990s the single busiest decade, though the area's housing stock genuinely runs from the 1960s forward, according to the U.S. Census Bureau's ACS 2023 5-year data. Its long building history also means lot sizes and home styles vary more block to block than in a single-era subdivision.

Because a meaningful share of Sunrise Manor predates 1980, we test relevant materials for asbestos before demolition on any home built in that window rather than assuming it is safe, waiting for results before continuing that part of the job. Homes from the 1980s and 1990s more often need drywall texture and cabinet styles sourced outside a current catalog rather than materials testing. We keep test results on file for the property once they come back, in case a future project on the same home needs them.

With 52% owner-occupied, we coordinate reconstruction with landlords and property managers about as often as with resident homeowners.
