Water Damage
Leak Detection in Las Vegas, NV
Leak detection is finding exactly where hidden water is entering or traveling through a home, inside a wall, under a slab, behind a shower pan, or along a supply, irrigation or pool line, using thermal imaging and moisture meters rather than guesswork. In Las Vegas, where most homes sit on a slab and water can travel far before it surfaces, pinpointing the source matters, because a plumber can only repair the spot we identify.
Nevada Water Damage
What we do
A leak rarely announces itself at the exact spot where it started. Water follows the path of least resistance, along a slab, down inside a wall cavity, under a shower pan liner, so the stain on your ceiling or the warm patch on your floor is often several feet from the actual source. Before any repair can happen, that source has to be located, not just suspected.
We locate and document hidden leaks using thermal imaging, moisture meters and other non-invasive methods, then give you clear findings, where the water is coming from, how far it traveled and what it affected along the way. Locating the leak is our job. If the fix is a plumbing repair, a licensed plumber handles that part, and we work alongside whoever you choose, or help you find one.

Signs
Signs you need help
- A warm, damp or slightly soft patch on the flooring with no obvious cause
- A hissing or running sound inside a wall or under the floor when every fixture is off
- A water bill that jumped without any real change in how much water you are using
- A patch of unusually green or overly damp grass near the foundation with no recent sprinkler use
- Tile that sounds hollow, or has shifted slightly, in one area
- A musty smell near a bathroom, laundry room or exterior wall
- Low water pressure at one fixture while the rest of the house is normal
- A pool or spa near the house that seems to be losing water faster than evaporation explains
Right now
What to do first
- Shut off water at the main or at the fixture if it is safe to do so and you know how
- Avoid running more water through the area to see if it gets worse
- Note exactly where you first heard, saw or smelled something unusual
- Avoid digging in the yard yourself near a suspected irrigation or pool line
- Take a photo of any visible wet spot or stain with the date
- Call us for leak detection rather than guessing at cutting open a wall or floor
Las Vegas
Why locating the source matters in a slab-on-grade valley
Most homes across the Las Vegas valley are built on a concrete slab, with the main water and drain lines routed beneath it rather than under a raised foundation. When one of those lines develops a pinhole leak or a crack at a fitting, the water does not pool where it started, it spreads sideways under the slab and can travel several feet, sometimes into another room, before it ever reaches the surface as a stain or a warm spot.
Irrigation lines and pool plumbing running close to the foundation add another layer of complexity, since water from a slow leak in a sprinkler or pool return line can move toward the house through the soil and mimic a plumbing leak, or mask one happening at the same time. Telling the two apart, and confirming which system is responsible, is exactly what non-invasive location methods are built for.
Valley water rated as very hard by the Las Vegas Valley Water District also plays a role, since mineral scale can build up inside supply lines and fittings over years, weakening the same joints and elbows where leaks tend to start. That is part of why an older fitting can fail with only a small, slow leak rather than a dramatic burst that gets noticed right away.
Process
How does leak detection work?
Done to IICRC standards, with documented moisture readings.
History and visible clues
We start by asking what you have noticed, when it started and where, since a sound, a wet spot or a water bill change often narrows down where to begin looking.
Thermal imaging scan
A thermal camera reads surface temperature differences that often indicate moisture behind walls, under flooring or in a slab, letting us scan a wide area before deciding where to take direct readings.
Moisture meter confirmation
We take direct moisture readings at the areas the thermal scan flags and compare them to a normal, unaffected part of the home, so the location is backed by an actual number, not just appearance.
Slab and line tracing
Where a slab or supply line leak is suspected, we use specialized, non-invasive methods to narrow the likely path, distinguishing a plumbing leak from an irrigation or pool line issue when more than one system runs through the same area.
Marking and documentation
Once we are confident in the location, we mark the spot and document our findings with photos and readings, so whoever makes the repair knows exactly where to open rather than exploring by trial and error.
Handoff for repair
If the fix is a plumbing repair, a licensed plumber takes it from there. If water damage has already resulted, we can begin drying and remediation on our side at the same time.
Insurance
Does insurance cover leak detection?
Many homeowners policies cover water damage that is sudden and accidental, such as a supply line that fails suddenly, while a leak that was gradual and went unnoticed is often excluded. Locating the exact source and how long it appears to have been active is part of what makes that distinction possible. We review the findings with you, document everything, and bill most major insurance companies directly if remediation is needed once the source is repaired.
Cost
What decides the cost of leak detection in Las Vegas?
- How large an area needs to be scanned and how accessible it is
- Whether more than one system, plumbing, irrigation or pool, needs to be ruled in or out
- Whether the suspected leak is in a wall, under flooring or under the slab
- How much documentation is needed for the repair or an insurance claim
- Whether water damage has already occurred and needs drying alongside the detection work
- How urgent the situation is, since an active, worsening leak is prioritized differently than a slow one
Every job is different. The inspection is free and we walk you through the scope before work starts.
Prevention
How to keep it from happening again
- Watch your water bill for an unexplained increase from one month to the next
- Have older fittings and supply lines checked periodically, since hard water scale weakens them over time
- Walk the yard occasionally near the foundation and pool equipment looking for unusually damp or green patches
- Do not ignore a hissing sound inside a wall just because nothing is visibly wet yet
- Ask for leak detection before a remodel that will close up walls or pour new flooring over a slab
- Act on a suspected slow leak promptly, since the longer water travels under a slab, the more it can affect
Questions
Straight answers
Do you repair the leak once you find it?
We locate and document the source. If the fix is a plumbing repair, a licensed plumber handles that part, and we can work alongside whoever you choose. If water damage already resulted, we handle the drying and remediation.
Can you tell whether it is a plumbing leak or an irrigation or pool leak?
In most cases yes, using thermal imaging and moisture readings we can tell which system a leak is coming from, or narrow it down when more than one is nearby. When we cannot be certain, we say so rather than guessing.
Do you have to cut into my wall or slab to find the leak?
Usually not. Thermal imaging and moisture meters let us narrow the location without cutting first. Minimal access may occasionally be needed to confirm a reading, and we explain that before it happens.
How accurate is thermal imaging for finding a slab leak?
It is useful for narrowing where to look, since it reads temperature differences that often correlate with moisture, but it is one tool among several. We confirm with moisture meters rather than relying on one reading alone.
What if the leak turns out to be from my pool or spa?
We tell you what we find either way. A pool or spa leak may need a pool professional rather than a plumber, and we can point that out clearly so you know who to call next.
Does hard water make leaks more likely?
It can contribute. Mineral scale builds up inside fittings and supply lines over years, and that buildup can weaken the same joints and elbows where leaks tend to start, especially in older plumbing.
Is leak detection covered by insurance?
It depends on your policy and whether the leak appears sudden or gradual. Many policies cover sudden, accidental damage, while a long-ignored gradual leak is often excluded. We document our findings so you and your insurer have clear information.
