Water Damage

Appliance Leak Cleanup in Las Vegas

Appliance leak cleanup deals with water damage from a washing machine, refrigerator, dishwasher or ice maker line that has failed or overflowed. These leaks often run for hours before anyone notices, soaking flooring and cabinets in the kitchen or laundry room, so fast extraction and drying is what keeps a small appliance failure from turning into a bigger repair.

Nevada Water Damage

What we do

Washing machines, refrigerators, dishwashers and ice makers all depend on a small supply line or drain hose, and any one of them can fail without warning. Because these appliances usually sit against a wall or tucked into cabinetry, a slow leak can go unnoticed for a long time, spreading under cabinets and flooring before it is ever seen.

A washer supply hose or dishwasher line failure is often discovered only after water has traveled well past the appliance itself, under cabinets, into the subfloor, or down into the level below. Nevada Water Damage responds to extract the water, dry the cabinets and flooring, and check for hidden moisture before it becomes a mold problem.

Signs

Signs you need help

  • Water pooling around or under a washer, refrigerator or dishwasher
  • Warped or swelling cabinet toe-kicks near the kitchen sink or laundry room
  • A musty smell coming from under the refrigerator or dishwasher
  • Discoloration or bubbling on flooring near an appliance
  • The ice maker line dripping or leaving a wet spot behind the fridge
  • Soft or spongy flooring in front of the washing machine
  • Visible mold or staining on the wall behind a washer
  • A spike in the water bill with no other explanation

Right now

What to do first

  1. Turn off the water valve behind the appliance if it is safe to reach
  2. Unplug the appliance if water is anywhere near an outlet
  3. Soak up standing water with towels to slow it from spreading further
  4. Move anything stored under the sink or near the appliance out of the wet area
  5. Photograph the appliance, the hose or line, and the wet flooring
  6. Call Nevada Water Damage for a free inspection, especially if the leak happened upstairs

Las Vegas

Why appliance leaks add up fast in Las Vegas homes

Las Vegas valley water is very hard, in the range of 16 to 17 grains per gallon, and that mineral buildup is tough on the small rubber and braided supply lines that feed washers, dishwashers and ice makers. Fittings scale up and corrode faster here than in areas with softer water, which shortens the life of hoses that might otherwise last much longer.

Many Las Vegas homes, especially two-story houses in master-planned communities, put the laundry room upstairs, which means a washer supply line failure does not just soak one room, it can travel down through the ceiling into the room below. A leak from a dishwasher or ice maker line in a first-floor kitchen has the same problem in reverse, spreading under cabinets and into the subfloor before anyone in the house notices.

Appliance leaks are also a category question. A clean supply line failure is generally IICRC Category 1 water, but a dishwasher or washing machine discharge line is Category 2, grey water, which changes how it has to be cleaned up and dried.

Process

How does appliance leaks work?

Done to IICRC standards, with documented moisture readings.

  1. Extraction

We remove standing water from the floor and, where needed, pull back cabinet kick plates and flooring to reach water that has traveled beyond the appliance.

  2. Source check

We confirm whether the water came from a supply line, drain hose or unit failure, and note the water category, since a dishwasher or washer discharge is treated as grey water.

  3. Cabinet and subfloor drying

Air movers and dehumidifiers are placed to dry cabinets, baseboards and subfloor material, with moisture meters used to check for water that has migrated under flooring.

  4. Upstairs to downstairs check

In two-story homes we check the ceiling and framing below an upstairs laundry room or bathroom for water that traveled through before it shows as a stain.

  5. Antimicrobial treatment

Affected cabinets and framing are treated to control microbial growth while the area finishes drying.

  6. Repair and rebuild

Damaged cabinet bases, flooring or drywall are repaired once the area is confirmed dry, matching the room's existing finish where possible.

Insurance

Does insurance cover appliance leaks?

A sudden appliance failure, like a burst washer hose or a dishwasher line that lets go, is usually treated by homeowners policies as sudden and accidental damage. A slow drip from an ice maker line that was leaking for months before anyone noticed is more likely to be viewed as gradual damage, which many policies exclude. We document when and how the leak likely started so you and your insurer have a clear picture, and we bill the insurance company directly.

Cost

What decides the cost of appliance leaks in Las Vegas?

  • How far the water traveled beyond the appliance
  • Whether cabinets or subfloor were affected
  • Whether the leak was upstairs and reached the ceiling below
  • How long the leak ran before it was discovered
  • The water category involved, since grey water needs more cleaning steps than clean water
  • Whether flooring or cabinet bases need to be replaced versus dried in place

Every job is different. The inspection is free and we walk you through the scope before work starts.

Prevention

How to keep it from happening again

  • Replace rubber washer supply hoses with braided stainless steel lines
  • Check the hose and fittings behind the washer, fridge and dishwasher a couple of times a year
  • Install a leak sensor or automatic shutoff near appliances that sit upstairs
  • Do not run the washer or dishwasher when no one is home for long stretches
  • Replace ice maker supply lines when they show any cracking or discoloration
  • Keep an eye on hard water buildup around fittings, which is common with Las Vegas water

Questions

Straight answers

My washer hose burst and flooded the laundry room, what do I do first?

Shut off the water valve behind the washer if you can reach it safely, unplug the machine if water is near any outlet, and start soaking up standing water with towels. Call us for a free inspection so we can check whether water reached the subfloor or the room below.

Is a dishwasher leak treated differently than a clean water leak?

Yes. A dishwasher or washing machine discharge line is IICRC Category 2, grey water, which needs different cleaning and drying steps than a clean supply line leak. We identify the source and category before starting work.

The leak was upstairs, do I need to worry about the ceiling below?

Yes, and we check it. Water from an upstairs laundry room or bathroom can travel through the floor and into the ceiling and framing of the room below before it ever shows as a stain.

How do I know if my cabinets can be saved or need to be replaced?

It depends on how long they were wet and what they are made of. We check moisture levels in the cabinet base and surrounding material and let you know honestly whether drying in place is realistic or replacement is the better route.

Will my insurance cover a refrigerator or ice maker leak?

Many policies cover sudden appliance failures as accidental damage, but a slow leak that went unnoticed for a long time can be treated as gradual and excluded. We document the timeline and bill your insurer directly.

How fast should I act after an appliance leak?

As fast as you safely can. The EPA notes that mold can begin to grow within 24 to 48 hours of a water intrusion, and cabinets and flooring near appliances are exactly the kind of enclosed, damp spaces mold favors.

Do you work on weekends and at night?

Yes, Nevada Water Damage responds 24 hours a day, seven days a week, across the Las Vegas valley.
