Water Damage
AC & Condensate Leak Cleanup in Las Vegas, NV
An AC condensate leak happens when the drain line off an air conditioner or attic air handler clogs, backs up and overflows onto the ceiling or attic floor below. You need cleanup as soon as you see a ceiling stain or hear dripping in the attic during cooling season, because the water sits above insulation and drywall where it is easy to miss until it has already soaked through. Nevada Water Damage extracts the water, dries the ceiling cavity and attic, and repairs any stained or sagging drywall.

What we do
Most Las Vegas homes run the air conditioner for months at a time every year, and every one of those units produces condensate that has to go somewhere. When the drain line clogs or the pan overflows, that water does not stay contained, it finds the nearest ceiling and comes through as a stain, a bubble in the paint, or a steady drip.
Because the source is up in the attic, out of sight, a condensate leak is easy to ignore in its early stages. By the time it is obvious from inside the house, insulation above the ceiling has often been wet for a while. Nevada Water Damage extracts standing water, dries the ceiling cavity and attic structure, and repairs what the water damaged.

Signs
Signs you need help
- A yellow or brown stain spreading across a ceiling
- Paint or texture bubbling or peeling on a ceiling
- A dripping or gurgling sound from the attic when the AC runs
- A musty smell near a vent or a specific room below the attic
- The AC unit shutting itself off unexpectedly, which can mean a float switch tripped on a full pan
- Visible water or damp insulation if you look into the attic access
- Sagging drywall directly below the air handler location
- Higher humidity or a damp feeling in a room right under the attic unit
Right now
What to do first
- Turn off the AC unit if you can safely reach the thermostat, to stop adding more condensate to the leak
- Place a container or towels under an active drip if it is safe to reach
- Avoid pushing on or poking a bubbling or sagging ceiling, which can collapse
- Move anything valuable out from under the stained area
- Take photos of the stain, drip and attic if you can access it safely
- Call an HVAC technician to clear the line and call Nevada Water Damage for a free inspection of the water damage
Las Vegas
Why attic AC units leak so often here
Many Las Vegas houses, especially the two-story homes common in master-planned communities, put the air handler in the attic rather than a closet or garage, with a condensate line and pan positioned right above a ceiling. When that line clogs, the water has nowhere to go but down.
The valley's very hard water, rated at 16 to 17 grains per gallon by the Las Vegas Valley Water District, contributes to scale and buildup inside condensate lines and pans over time, on top of the ordinary algae and dust that clog any drain line. Extreme summer heat means the AC runs almost continuously for months, giving a clogged line far more opportunity to overflow than in a milder climate.
Because the leak starts above insulation in an attic that regularly hits very high temperatures, the moisture problem often has company: warm, humid air trapped near roof decking is exactly the kind of environment mold can take hold in fast, especially once water damage has occurred.
Process
How does ac & condensate leaks work?
Done to IICRC standards, with documented moisture readings.
Inspection and source check
We inspect the attic, the air handler, the drain line and the pan to confirm the leak source and check whether a float switch or secondary pan already limited the damage.
Water extraction
Standing water in the attic, on the ceiling cavity, or pooled on flooring below is extracted with the right equipment for the space.
Moisture mapping
Moisture meters and thermal imaging trace how far water traveled through the ceiling drywall, insulation and any framing it touched, including areas that look dry from below.
Insulation and material removal
Saturated attic insulation and any ceiling drywall that cannot be dried in place are removed, since wet insulation loses effectiveness and holds moisture against the structure.
Structural drying
Air movers and dehumidifiers are set in the attic and affected room, with daily moisture readings tracking progress. Most structural drying takes about three to five days.
Repair
Ceiling drywall, texture and paint are repaired and matched, insulation is replaced, and we confirm with you that the AC line itself has been cleared or serviced.
Insurance
Does insurance cover ac & condensate leaks?
Coverage for an AC condensate leak often depends on how it happened. A sudden pan overflow or a line that clogged and backed up unexpectedly is generally treated like other sudden, accidental water damage. A leak that was allowed to drip slowly for months before anyone noticed the ceiling stain can be viewed differently by an adjuster, since it looks more like a maintenance issue than a sudden loss. We document the extent of the damage, moisture readings and timeline, and bill your insurer directly so the claim has clear evidence to work from.
Cost
What decides the cost of ac & condensate leaks in Las Vegas?
- How large the ceiling and attic area affected turned out to be
- Whether insulation must be replaced rather than dried
- How long the drip went on before it was noticed and reported
- Whether drywall texture and paint need to be matched across a larger section
- Access difficulty in the specific attic space
- Whether mold growth has already started given how long the moisture was present
Every job is different. The inspection is free and we walk you through the scope before work starts.
Prevention
How to keep it from happening again
- Have your AC condensate line flushed or cleared as part of annual HVAC service, especially before the cooling season starts
- Ask your HVAC technician to confirm the float switch or secondary pan is working, not just present
- Check the attic access periodically during summer for early signs of moisture
- Keep an eye on ceilings below the attic air handler for the first hint of a stain
- Consider a condensate line alarm that alerts you before an overflow reaches the ceiling
- Address any AC unit that keeps shutting off unexpectedly rather than just resetting it
Questions
Straight answers
Why does my ceiling stain only show up in summer?
The AC runs far more in summer, so a slow-clogging condensate line has more months of continuous use to build up and overflow. A stain that seems to appear or worsen every cooling season usually points to the drain line or pan rather than a roof leak.
Is condensate water dangerous or contaminated?
Condensate itself starts as clean water, but once it sits in a pan or on wet insulation it can pick up dust, debris and eventually mold spores. We treat any standing water we find on a case by case basis and clean and dry accordingly.
Can I just clear the AC line myself and skip an inspection?
Clearing the line stops the source, but it does not dry out wet insulation or a ceiling cavity that already absorbed water. A free inspection tells you whether damage is limited to a stain or has soaked further than it looks.
Will this turn into a mold problem?
It can. The EPA notes mold can begin to grow within 24 to 48 hours of water damage, and an attic with warm, humid air trapped near the roof is a fast environment for that. Getting the area dried quickly is the best way to avoid it.
Do you fix the AC unit itself?
We handle the water extraction, drying and repair of ceiling, insulation and structure. Clearing or servicing the condensate line and float switch is HVAC work, and we can coordinate that with a technician as part of the job.
How do I know if insulation needs to be replaced or can just be dried?
It depends on the material and how saturated it got. Fiberglass batt insulation that has been thoroughly soaked usually needs replacement since it loses its effectiveness once compacted and wet, while lightly damp areas may dry in place.
What if the leak has been going on for a while before I noticed?
That is common with attic leaks since they are out of sight. We map how far the moisture traveled with thermal imaging so we are not just treating the visible stain but the full extent of what got wet.
