Why attics in Las Vegas homes are prone to mold despite the dry climate

It seems counterintuitive in a desert city, but attic mold in Las Vegas usually has nothing to do with outdoor humidity and everything to do with a specific, contained moisture source. The most common one is the AC air handler and its condensate drain line, since Las Vegas summers keep cooling systems running hard for months, and a clogged or disconnected line can drip steadily into the same spot on the insulation or roof deck for a long time before it is noticed.

Tile roofs are standard across the valley, and while the tile itself holds up well, the underlayment and flashing beneath it can develop leaks over time, particularly around roof penetrations for vents and equipment. Once monsoon season arrives, June 15 through September 30 by the National Weather Service's definition, with most valley storms in July and August, wind-driven rain can exploit a small gap that never mattered during the dry months, introducing moisture into an attic that otherwise stays bone dry.

Because Clark County's housing stock is aging, with 57 percent of homes built before 2000 (U.S. Census ACS 2023), older attic insulation, ductwork and roofing are more likely to have small failures that let moisture in. Combined with an attic space that gets extremely hot and is rarely inspected, a small leak can support mold growth in a very localized spot for a surprisingly long time before it is discovered.

How does attic mold work?

  1. Attic inspection

    We go up into the attic to inspect the roof deck, framing, insulation, ductwork and any AC equipment, looking for both visible mold and the moisture source feeding it, whether that is a roof leak, a condensate line or a ventilation issue.

  2. Testing if needed

    Where mold is suspected but not clearly visible, or where you want confirmation before work begins, we can arrange testing to identify what is present and how far it has spread.

  3. Stop the moisture source

    Mold remediation without fixing the underlying leak or condensate issue is temporary, so we address or coordinate the repair of the actual source before or alongside the mold work.

  4. Containment setup

    We seal off the attic access and work area so mold spores disturbed during removal do not spread into your living space or get pulled into the HVAC system.

  5. HEPA air scrubbing

    HEPA-filtered air scrubbers run during the work to capture airborne spores, and negative air pressure inside the containment keeps spores from escaping into the rest of the attic or home.

  6. Removal and treatment

    Mold-affected materials that cannot be cleaned, like saturated insulation, are removed, and remaining surfaces are treated with organic remediation products following the IICRC S520 standard.

  7. Final inspection

    We do a final check of the treated area and the repaired moisture source, and can arrange post-remediation testing to confirm the work was effective if you would like that documentation.
