Restoration

Contents Pack-Out & Cleaning in Las Vegas

Contents pack-out is the inventory, removal, cleaning and secure storage of furniture and belongings from a home during water, fire or mold restoration, so the structural work can move faster and your items are protected instead of sitting in a damp or smoke-affected space. It is typically used when a room needs to be fully dried, treated or rebuilt and items cannot stay in place.

Nevada Water Damage

What we do

When a home has significant water, fire or mold damage, drying equipment, containment and repair work often need the room completely clear, and some belongings need to be out of the environment entirely to avoid further damage from moisture, soot or mold spores. That is what a pack-out is for.

Nevada Water Damage inventories what is in the affected area, packs and removes it, cleans items that can be cleaned, and stores everything securely until the space is ready for move-back. The goal is to get the structural work done efficiently while protecting what you own, not to rush your belongings out the door.

Signs

Signs you need help

  • A room needs full structural drying and furniture is in the way of equipment
  • Belongings were in a room affected by mold and could be carrying spores
  • Smoke or soot residue has settled onto furniture, clothing or electronics
  • Contents were in standing water and need cleaning before they can go back
  • The rebuild will take long enough that items need protected storage
  • Sentimental or valuable items need specialized cleaning rather than a quick wipe-down

Right now

What to do first

  1. Do not try to move heavy or water-logged furniture alone
  2. Photograph the room and its contents before anything is moved, if it is safe to do so
  3. Set aside documents, electronics and sentimental items so they can be flagged for careful handling
  4. Avoid stacking wet items on top of dry ones while waiting for help
  5. Do not store belongings in a hot garage or vehicle during summer
  6. Call for a free inspection so pack-out and drying can be scheduled together

Las Vegas

Why pack-out matters for Las Vegas homes

Many homes in the valley are two-story with an open floor plan, which means a loss on one level, whether water, smoke or mold, often touches furniture and belongings across several connected rooms rather than staying contained. Getting those items out and inventoried quickly protects them and gives the drying or cleaning crew a clear space to work.

Extreme summer heat is also a factor. A garage or vehicle is not a safe place to store belongings during the hottest months, so we use climate-appropriate storage rather than leaving items somewhere that could damage them further while your home is being restored.

Because the EPA notes mold can begin to grow within 24 to 48 hours of a water intrusion, contents that were wet or sitting in a humid room need to be assessed and, if needed, cleaned quickly, not left in place while the rest of the restoration is scheduled.

Process

How does contents pack-out & cleaning work?

Done to IICRC standards, with documented moisture readings.

  1. Inventory

Every item leaving the affected area is documented, including photos, so there is a clear record for both you and your insurance company.

  2. Sorting

Items are sorted into what can be cleaned and returned, what needs specialized treatment, and what is beyond repair, so decisions are clear from the start.

  3. Packing and transport

Belongings are carefully packed and transported to keep them protected in transit, particularly fragile or sentimental items.

  4. Cleaning

Items affected by water, smoke or mold are cleaned using methods appropriate to the material and the type of contamination.

  5. Secure storage

Cleaned and pending items are stored in a secure, climate-appropriate space while the structural restoration is completed.

  6. Move-back

Once the home is dry, cleaned and rebuilt, items are inventoried again as they are returned and placed back in the home.

Insurance

Does insurance cover contents pack-out & cleaning?

Contents affected by a covered loss, such as a burst pipe or a fire, are generally covered under the contents portion of a homeowners policy, which typically includes cleaning when items can be restored and replacement cost when they cannot. We provide a documented inventory with photos, which your insurer will want to see, and we bill directly so the process stays organized on your end.

Cost

What decides the cost of contents pack-out & cleaning in Las Vegas?

  • How many rooms and how much volume of belongings need to be packed out
  • Whether items need cleaning, specialized treatment, or are total losses
  • How long secure storage is needed while the structural work is completed
  • Whether electronics, documents or fine items need specialized handling
  • How far items need to travel for transport and storage
  • Whether move-back requires placing items in a rebuilt space with new flooring or paint

Every job is different. The inspection is free and we walk you through the scope before work starts.

Prevention

How to keep it from happening again

  • Keep an updated household inventory with photos so a pack-out list is faster to verify
  • Store important documents and irreplaceable items somewhere they can be grabbed quickly
  • Avoid storing valuable belongings directly on the floor in rooms prone to leaks
  • Keep furniture a few inches off the floor in areas near appliances or plumbing when possible
  • Know your policy's contents coverage limits before a loss happens, not after
  • Ask about pack-out as an option any time a room needs significant drying or repair work

Questions

Straight answers

Do I have to pay to get my things back, or is pack-out included?

Pack-out, cleaning and storage are typically billed as part of the restoration and covered contents claim when the loss is covered by your policy. We document everything and bill your insurance company directly.

What happens to items that cannot be cleaned?

We sort items honestly into what can be restored and what cannot. Items that are a total loss are documented with photos for your insurance claim rather than being cleaned unnecessarily.

Where are my belongings stored during the project?

Items are kept in secure, climate-appropriate storage rather than a garage or trailer that could reach damaging temperatures during a Las Vegas summer.

How long does pack-out and storage usually take?

It depends on how long the structural drying, mold remediation or rebuild takes. We coordinate the pack-out timeline with the rest of the restoration so items are not out of your home longer than necessary.

Can you clean smoke-damaged or moldy furniture, or does it all get thrown away?

Many items can be cleaned depending on the material and how much exposure they had. We assess each item rather than assuming everything needs to be discarded.

Do you inventory everything that leaves my house?

Yes. Every item is documented, typically with photos, so there is a clear record for you and your insurance company of what was packed out and what comes back.

Is pack-out only for major disasters, or can it help with a smaller job too?

It depends on the room and the work needed. Even a smaller water or mold job can benefit from moving furniture and belongings out of the way so drying equipment and containment can be set up properly.
