Water Damage

Bathroom Water Damage Repair in Las Vegas, NV

Bathroom water damage repair addresses leaks and overflows from toilets, tubs, showers and vanity plumbing, drying the tile, subfloor, drywall and cabinetry before mold develops. In Las Vegas this is especially common in upstairs bathrooms, where a failure can send water into the floor below as well as the bathroom itself.

Nevada Water Damage

What we do

Bathrooms combine more plumbing connections in a smaller space than almost any other room in the house, a toilet supply line and wax ring, a tub or shower valve and drain, a vanity sink with its own supply and drain lines, all sitting on or near flooring that is often tile over a wood subfloor rather than a slab. When any one of those connections fails, water tends to travel under the tile and into the subfloor before it is obvious from the surface, which is why a bathroom leak that looks minor can hide real structural damage.

Nevada Water Damage inspects the whole bathroom, not just the spot that is wet, checking the subfloor, the wall cavity behind tile, and the cabinetry under the vanity, because those are the areas most likely to develop mold if they are missed. We are IICRC certified and typically arrive in about an hour across most of the valley, and we bill most major insurance companies directly.

Signs

Signs you need help

  • Water pooling around the base of the toilet or tub
  • Tile that feels loose, cracked or hollow-sounding when tapped
  • Discolored or swollen baseboards or vanity cabinet base
  • A musty smell that lingers even after the bathroom fan runs
  • Grout or caulk that is dark, soft or separating from the wall
  • Soft flooring near the toilet, tub or shower
  • Peeling paint or bubbling on the wall behind or below the bathroom
  • A running or silently leaking toilet that never fully shuts off

Right now

What to do first

  1. Shut off the water at the toilet, sink or tub supply valve if you can reach it safely
  2. Mop up standing water on the floor to slow how far it spreads
  3. Move bath mats, towels and any items on the floor away from the wet area
  4. Do not run the shower or tub again until the source is identified
  5. Open the bathroom door and, if safe, a window to reduce humidity while you wait
  6. Call us for a free inspection rather than closing the door and hoping it dries

Las Vegas

Why bathrooms are a common source of water damage in Las Vegas

The Las Vegas Valley Water District rates local water as very hard, roughly 16 to 17 grains per gallon, and bathrooms have more small fittings, supply lines, angle stops and toilet fill valves, exposed to that hard water than any other room. Mineral buildup makes those fittings more likely to crack, seize or fail over time, often quietly, which is why a bathroom that seems fine can still have a slow leak building up behind the wall or under the floor.

In many two-story homes in the valley, at least one bathroom is upstairs, so a toilet overflow or a shower pan failure does not just affect the bathroom floor, it can travel through the subfloor into the ceiling and walls of the room below. That is one reason we always check the space below an upstairs bathroom leak, not just the bathroom itself.

Bathrooms are also one of the more humid rooms in a home that otherwise sits in a very dry desert climate, and that contrast means a bathroom leak that goes unnoticed can develop mold faster than a similar leak in a drier part of the house, especially behind a shower surround or under a vanity where there is little airflow.

Process

How does bathroom & shower leaks work?

Done to IICRC standards, with documented moisture readings.

  1. Locate and stop the source

We identify whether the failure is the toilet, tub, shower, vanity plumbing or a shared wall line, and stop active water flow before assessing the extent of the damage.

  2. Check the subfloor and wall cavity

Because tile and grout can hide what is happening underneath, we check the subfloor and any adjoining wall cavity with moisture meters rather than assuming the damage stops where the visible wet area ends.

  3. Extraction

Standing water on the floor is removed first, and if flooring has to come up to reach a wet subfloor, we remove only what is necessary to dry and access the affected area.

  4. Structural drying

Air movers and dehumidifiers dry the subfloor, wall cavity and cabinetry, typically over about three to five days, with daily moisture readings confirming when it is actually dry rather than just dry to the touch.

  5. Antimicrobial treatment

Bathroom cavities hold humidity longer than open rooms, so we treat affected framing and cabinetry with an antimicrobial as a precaution against the mold growth that can begin within 24 to 48 hours of exposure.

  6. Repair and rebuild

We replace damaged subflooring, drywall, baseboards and cabinetry, and re-set tile or vanity fixtures as needed so the bathroom is fully functional again, not just dry.

  7. Documentation for insurance

We photograph the source, the extent of the damage and the repair, and provide that to your insurance company, billing most major insurers directly.

Insurance

Does insurance cover bathroom & shower leaks?

A sudden bathroom failure, like a toilet supply line that bursts or a tub overflow, is generally treated as sudden and accidental damage that many homeowners policies cover, while a slow leak from a worn wax ring or a hairline crack in a shower pan that went on for months is more likely to be viewed as gradual damage that some policies exclude. We document when the leak appears to have started and how it likely progressed, which helps support your claim either way, and we bill most major insurance companies directly. We cannot promise coverage for your specific policy, but we will make sure you have the documentation to ask the right questions.

Cost

What decides the cost of bathroom & shower leaks in Las Vegas?

  • Whether the subfloor beneath the tile needs to be dried in place or replaced
  • Whether the leak reached the wall cavity or only the floor
  • The type of flooring and whether tile has to be removed to access the subfloor
  • How long the leak was active before it was discovered
  • Whether vanity cabinetry needs to be removed and replaced
  • Whether the bathroom is upstairs and affected the ceiling below

Every job is different. The inspection is free and we walk you through the scope before work starts.

Prevention

How to keep it from happening again

  • Replace old rubber toilet supply lines with braided stainless steel ones
  • Check caulk and grout around the tub and shower yearly and reseal where it is cracked or missing
  • Listen for a toilet that runs intermittently, it often means a failing fill valve worth replacing early
  • Keep an eye on the base of the vanity cabinet for swelling or discoloration
  • Have angle stops and fittings checked given how hard the local water is on plumbing
  • Run the bathroom exhaust fan during and after showers to limit trapped humidity

Questions

Straight answers

My toilet overflowed, is that clean water or contaminated water?

A toilet overflow from the tank or a clean supply line failure is usually clean water, but if it overflowed from the bowl itself, especially after use, it is considered contaminated and needs to be handled and disinfected differently. Tell us exactly what happened so we can classify it correctly.

Can you dry the subfloor without removing all my tile?

Sometimes. If the wet area is limited and we can access the subfloor through a small section, we try to minimize what has to come up. If the wet area is widespread, removing more tile is often faster and more reliable than trying to dry around it.

How do I know if my shower pan is actually leaking versus just condensation?

Condensation tends to be limited to right around the shower and dries quickly once the fan runs, while a shower pan leak usually shows up as a stain or soft spot outside the shower area, often on the floor just beyond the glass or curtain. A moisture inspection can tell the two apart.

Is a slow toilet leak really worth calling about?

Yes. A running or slowly leaking toilet can waste a significant amount of water and, more importantly, can be quietly soaking the subfloor around the base for a long time before it becomes visible. Catching it early usually means a much smaller repair.

Will you have to remove my vanity cabinet?

Only if water has gotten into the cabinet base or the wall behind it. We check before assuming it needs to come out, and if it does, we explain why during the inspection rather than removing it automatically.

How long does a typical bathroom water damage repair take?

Structural drying usually takes about three to five days, confirmed with daily moisture readings, and the repair phase, subfloor, drywall, tile and cabinetry, depends on how much was affected. We will walk you through a realistic timeline once we see the damage.

Do you handle mold if it has already started in the bathroom?

Yes. If mold has developed behind tile, under the vanity or in the wall cavity, we handle contained mold remediation following the IICRC S520 standard as part of the same project.
