# Board-Up and Tarping in Las Vegas

Board-up and tarping is the same-day work of securing a home or business after a fire, storm, break-in, or roof failure - covering broken windows and doors with plywood and covering damaged roof sections with tarps - so the property is protected from weather, theft, and further damage while repairs are arranged. It is often the very first call after an incident in Las Vegas, whether that is a monsoon storm that tore off roofing or a fire that left a wall open to the outside. Nevada Water Damage responds 24/7 to secure the property, usually the same day.

Nevada Water Damage

## What we do

The hours right after a fire, a storm, or a break-in are when a property is most exposed. An open window, a hole in the roof, or a door that will not close leaves the inside vulnerable to more rain, wind-blown dust, animals, and anyone passing by, on top of whatever damage already happened. Board-up and tarping exists to close that gap fast, before a second problem gets added to the first one.

This is not a repair - it is a stopgap that buys time to plan the real repair correctly, whether that means a full roof replacement, new windows, or reconstruction after a fire. Nevada Water Damage handles board-up and tarping as an emergency service, arriving to secure the property, and can then move directly into the restoration work once the property is stable.

Signs

## Signs you need help

- A broken or missing window after a break-in, storm, or fire
- A hole or missing section of roofing exposing the attic or interior to weather
- A door that no longer closes or latches securely after damage
- Visible daylight through a wall or roof section after a fire
- Loose or torn roofing material flapping after monsoon winds
- A garage door or exterior door damaged to the point it will not secure
- Standing water inside from an active roof leak with no way to stop it
- An insurance adjuster asking whether the property has been secured yet

Right now

## What to do first

- Do not re-enter a fire-damaged structure until it has been cleared as safe
- Photograph the damage before anything is covered or moved, for your insurance company
- Call your insurance company to report the damage and ask about next steps
- If it is safe, move valuables away from an open window, door, or roof leak
- Avoid attempting to board up or tarp a roof yourself, especially in wind
- Call us so the property can be secured the same day rather than left exposed overnight

Las Vegas

## Why board-up and tarping calls spike during Las Vegas monsoon season

Monsoon season in the Las Vegas valley runs June 15 through September 30 by the National Weather Service's definition, with most valley storms in July and August, and it is the time of year we see the most storm-related board-up and tarping calls. Straight-line winds during a monsoon cell can tear off loose roofing material or shingles in minutes, and tile roofs common on many valley homes can lose or crack individual tiles during high wind, leaving the underlayment exposed to the next round of rain.

Once a roof section is open, Las Vegas homes are especially vulnerable because so many are slab-on-grade with no crawl space to slow water down - a roof leak during a storm can be dripping into a living room within the hour if it is not tarped quickly. Stucco exteriors, standard on most valley homes, also do not handle prolonged water exposure well around an opening, which is another reason to close a gap fast rather than wait.

Fire and break-ins bring the same urgency outside of storm season. A broken window or door left open, even overnight, exposes the home to Las Vegas' extreme heat, blowing dust, and opportunistic theft, on top of whatever damage the fire or break-in already caused.

Process

## How does board-up & tarping work?

Done to IICRC standards, with documented moisture readings.

- ### Emergency response We respond to board-up and tarping calls as an emergency service and typically secure the property the same day the call comes in.
- ### Safety assessment Before boarding or tarping anything, we check that the structure is safe to work on, especially after a fire, and coordinate with fire department or law enforcement clearance if that is still in progress.
- ### Roof tarping Damaged roof sections are covered with heavy-duty tarps, secured to withstand wind, to stop further water intrusion until roofing repairs can be scheduled.
- ### Window and door board-up Broken windows and doors are covered with plywood, fitted and secured to close the opening completely rather than just loosely covering it.
- ### Interior protection If water has already entered, we can begin extraction and drying alongside the board-up so the two problems are addressed together rather than one waiting on the other.
- ### Documentation We photograph the damage and the completed board-up or tarping work, which your insurance adjuster will often ask for as proof the property was secured.
- ### Transition to repairs Once the property is secure, we can scope the permanent repair - roofing, windows, doors, or full reconstruction - so the emergency work and the rebuild are handled by the same company.

Insurance

## Does insurance cover board-up & tarping?

Most homeowners and commercial policies expect the property owner to take reasonable steps to prevent further damage after a covered event, and board-up and tarping is exactly that kind of step. Failing to secure a property can affect how an insurer treats additional damage that happens afterward, so getting it done quickly and documented matters. We photograph the condition of the property and the work performed and can provide that documentation directly to your insurance company.

Cost

## What decides the cost of board-up & tarping in Las Vegas?

- How many windows, doors, or roof sections need to be covered
- The size of the roof area that needs tarping
- Whether the damage is from fire, storm, or a break-in, which can affect access and safety requirements
- How quickly the work is needed, such as an active storm versus daytime access
- Whether interior water extraction is needed alongside the board-up
- Whether the property is residential or commercial, such as a multi-unit or retail building

Every job is different. The inspection is free and we walk you through the scope before work starts.

Prevention

## How to keep it from happening again

- Have loose roofing material or tiles inspected and secured before monsoon season each year
- Trim trees or branches that could strike windows or roofing in high wind
- Keep exterior doors and windows in good working order so they close and lock properly
- Consider security film or reinforced glazing on ground-floor windows in commercial buildings
- Know your insurance company's after-hours claims number before you need it
- Keep a list of emergency contacts, including board-up service, somewhere accessible in case of a middle-of-the-night event

Questions

## Straight answers

### How fast can you board up my property?

We treat board-up and tarping as an emergency service and typically secure the property the same day, whether that is after hours or on a weekend. We never promise an exact arrival time, but we prioritize these calls.

### Is board-up and tarping a permanent repair?

No, it is a temporary measure to protect the property from further damage, weather, and unauthorized entry while the permanent repair - a new roof, windows, or reconstruction - is planned and scheduled.

### Will my insurance company require this before they approve repairs?

Many policies expect the property owner to take reasonable steps to prevent additional damage, and adjusters often ask for documentation that a damaged property was secured. We provide photos and documentation of the work for that purpose.

### Can you tarp a roof in high wind?

We assess conditions before working at height and prioritize crew safety, but we move as quickly as conditions allow. In an active storm, we focus first on stopping the worst of the water intrusion.

### Do you handle commercial properties too?

Yes, we secure commercial buildings, retail spaces, and multifamily properties the same way we do homes, working with property managers and owners on access and documentation.

### What happens after the property is boarded up?

Once the property is secure, we can scope and begin the permanent repair, whether that is roofing, windows, doors, or full fire or storm damage reconstruction, so you are working with one company throughout.

### Can you also handle water that already got inside before the tarp went up?

Yes. If water has already entered from a roof leak or open window, we can start extraction and structural drying at the same time as the board-up so the interior damage does not sit and get worse.
